Policies & Things to Know About Your Vacation Rental
We take all reservations online but feel free to call us to confirm your booking.

CHECK-IN/CHECK-OUT
*PRE-ARRANGEMENTS WILL BE MADE for key pick-up/door code access as check-in is contactless.

CHECK-IN: anytime after 4pm

CHECK-OUT: prior to 10am.
If you require a late check-out, it must be requested in advance and there may be a fee added.

Must be 21 years of age or older to rent this property.

RATES/MINIMUM NIGHT STAYS
Our daily rates vary throughout the year based on the season, holidays, days of the week booked, etc.
There is a minimum 3-7 night rental, depending on the time of year. Please refer to our reservation calendar for further details.

WE WANT ALL OF OUR GUESTS TO HAVE AN ENJOYABLE STAY!
We are located near homes of full time residents, and sound travels easily on the lake. We take “excessive noise” disturbances very seriously. We want all our guests to have a peaceful and enjoyable stay. We ask that guests respect the comfort of all our neighbors and maintain a reasonable noise level. If excessive noise results in a complaint, you will be asked to reduce the noise level or possibly be asked to vacate without refund. Charges may be issued if failure to comply. Loud parties and loud/lewd music are not permitted at any time.

PROPERTY DAMAGE
We understand accidents happen. Should anything get broken during your stay, please alert us. You are responsible for any damage to the rental property cause by you or your party. Any damaged or missing items will be charged to you at full value.

DEPOSITS - We collect 25% of entire reservation at the time of booking.

CANCELLATIONS
Cancellations a
ffect us greatly so we request notification if your reservations are to be changed in any way.

Cancellations must be made 30 days prior to arrival for full refund. If reservation is made within 30 days of check-in, a full refund is available within 48 hours of booking.

Reservations cancelled prior to 7 days of reservation will be charged 50%.

No refund for reservations cancelled within 7 days of check-in. (Exceptions may be made for extenuating circumstances.)

If you have a problem with your reservation, you may contact 607-962-4649 any day of the week between 11:30am-8pm. This is also the phone number for Burgers & Beer of Corning. Please ask for the Manager for the Inn.

PARKING
Parking for 2 vehicles is available in the lower driveway adjacent to the lower (south) entrance to the home. There is an extra parking space for one vehicle on the upper driveway behind the house (directly next to the fence).
PLEASE NOTE: the loop driveway (that driveway that connects to West Lake Road to the north and to the south of the property) as well as the upper driveway are SHARED. Do not park in or block these driveways in ANY way that impedes the easy passage for other vehicles. (See 
diagram on bulletin board located inside lower entrance door of the house or on the upstairs kitchen refrigerator for further details)

PETS
There is a Pet Fee charged for any 4-legged family member/best friend that accompanies you on your getaway. Please be sure to have your pup on a leash when outdoors, try not to leave them unattended inside and pick up any mess (while inside and outside!)

SMOKING
This is a non-smoking property. There is not smoking allowed inside the house at any time. Any smoking must be done outside. All butts must be disposed of safely and properly.

INTERNET
Free wireless internet access is available. Password is located in information book in the home.

HEATING/AIR CONDITIONING
You may control the warmth of each room by using the thermostat on the wall or by turning on the fireplace locate in both the upper and lower living rooms.

There is a remote control in the upper living room to turn on/off/adjust temperature on the heating/air conditioning unit.

In summer, window air-conditioning units are also located in bedroom windows and lower living room.

HOT TUB
There is a hot tub located on the property. No person should be in hot tub unattended. DO NOT sit or stand (or dance) on hot tub cover. Cover should be on when tub in not in use. Hot tub is cleaned and sanitized regularly; water and chemical levels are checked between each reservation. Should the tub need servicing during your stay, there are further instructions located in the home or contact our Emergency Number: 607-962-4649 and request to speak with the Manager of the Inn.

MOVIES/TV/ENTERTAINMENT
There are smart TVs with cable located in both the upper and lower living rooms. There is a box of DVDs also available for your use with a DVD player.
There are a variety of books left on shelves to read during your stay.

DOCK
*Note - there are 117 steps from the road level down to the dock.
There is power, a gazebo for shade, a mini fridge and a composting toilet located on the dock for convenience and comfort.
Bring up ALL garbage from the dock at the end of each day when you are down there. Avoid all littering.
A variety of life jackets are at the property. A canoe is available for use at your own risk.

*Please familiarize yourself with the Laws & Regulations on Keuka Lake.
*Docking capabilities are not guaranteed if water levels are too low/high due to seasonal or foul weather.
*Outdoor amenities (dock, water activities) are not available from November 1 through May 1st.

AT CHECK-OUT
Guests should:
Have all dishes cleaned and put away (or in dishwasher). 

Remove ALL food from refrigerators.
Place all soiled towels in laundry room.
Place all soiled sheets at the end of the bed(s).

Garbage should be in garbage cans/totes located at the bottom of the driveway.

Cleaning Practices:

All surfaces cleaned with disinfectant
All towels and bedding washed in hot water
Hot tub is cleaned & sanitized regularly; water and chemical levels are checked between each reservation.
Contact-free check-in and check-out.
*Home is not guaranteed to be allergen-free.
